Look for a very busy office in your specialty. If the waiting time is over 2 hours frequently, you found a potential.

Look for Underserved areas. If the closest doctor for the population is over 5 miles away, look into it.

Look at the corners of important intersections. You will pay more for the spots but you will get returns better than if you were at a non corner.

Prefer traffic light corners over non traffic light corners.

Look for a location that can easily be found because locals know of it. For instance Pizza hut/Dunkin Donuts etc.

Look for high volume traffic areas.

Look for places near a lab.

Prefer to be close to the hospital so that you can round in between patients or during lunch hour.

Try and keep it close to your residence.

Look for a location with elderly population. (New cars seldom breakdown)

Look for a place that is rapidly growing with newcomers to the area. You have a fair chance of getting part of the patient distribution.
